LEASE TERMS AND PROPERTY EXPECTATIONS Minimum lease term of one (1) year. Longer lease terms are preferred. No smoking, vaping, or use of tobacco products inside the home, garage, or on the property. No recreational drug use on the property. Tenant is responsible for all utilities, including electric, gas, water, sewer, internet, cable, and any other services. Landlord is responsible for trash service. Landlord is responsible for routine weed control in the yard. Tenant is responsible for replacing the HVAC/air conditioning filter every three (3) months and maintaining proof of replacement upon request. Tenant shall maintain the property in a clean, sanitary, and well-kept condition and promptly report any maintenance issues or repairs needed. Tenant must comply with all HOA rules, regulations, parking requirements, and community standards at all times. Community pool and tennis amenity keys/fobs will be provided. Lost or damaged keys/fobs will incur a replacement fee of $75 per item. No unauthorized alterations, painting, satellite dishes, security cameras, fixtures, or modifications to the property without prior written approval from the landlord. No subleasing, Airbnb, VRBO, short-term rentals, or other transient occupancy arrangements are permitted. Tenant shall not operate a business that generates customer traffic, excessive deliveries, or violates HOA regulations. Vehicles must be properly registered and operable. No commercial vehicles, recreational vehicles, trailers, boats, or inoperable vehicles may be stored on the property unless permitted by HOA rules. Tenant shall not create excessive noise, disturbances, or nuisances that interfere with neighbors' quiet enjoyment of their homes. Tenant is responsible for maintaining the backyard, including keeping the artificial turf, playground area, and outdoor spaces clean and free of debris. Any damage caused by tenant, occupants, guests, or pets shall be the tenant's responsibility. Pets may be considered on a case-by-case basis and may require additional deposits, fees, or written approval. Renters insurance will be required prior to move-in and maintained throughout the lease term. Property inspections may be conducted periodically with proper notice as permitted by Arizona law. The goal is to provide a clean, safe, and well-maintained home for tenants while preserving the condition and value of the property for years to come.
