Lease terms

Lease Duration: 12-Month Lease. Rent & Deposit: Monthly rent is $1,450. A security deposit of $1,450 is due at lease signing. Utilities: Tenant is responsible for transferring electricity into their name prior to move-in and paying the electric bill directly. Owner pays for water and trash. No Smoking Policy: Smoking of any kind (including vaping and e-cigarettes) is strictly prohibited inside the unit and in all common areas. Marijuana Restriction: Growing, producing, possessing, or consuming marijuana/cannabis is strictly prohibited on the premises. Renters Insurance Required: Tenants must obtain and maintain a standard renters insurance policy with a minimum of $100,000 in liability coverage, naming the owner as an additional insured. Pet Policy: Pets considered on a case-by-case basis with prior written owner approval. Approved pets are subject to additional upfront/monthly fees. No insurance-restricted breeds permitted. Quiet Hours & Nuisance: Tenants must respect the quiet enjoyment of adjacent neighbors. Loud music, excessive noise, or disruptive behavior is not permitted. No Subletting: Subletting or using the property for short-term rental services (such as Airbnb) is strictly prohibited.
