Because this property is deeply valued, we maintain a highly selective screening process to find conscientious, long-term tenants who will treat this home with care. Monthly Rent: $1,800 Security Deposit: $1,800 Total standard move-in: $3,600. Depending on credit history and/or background check, the landlord reserves the right to require last month's rent ($1,800) up front as well. Lease Term: 12 Months (Minimum) Income Requirement: Verifiable combined gross household income must be at least 3x the monthly rent (minimum $5,400/month). Applicants must provide 2 months of recent pay stubs, W-2, or tax return. Credit & Background Check: A full credit check, criminal background check, and eviction history check are required for all adult occupants via Zillow Applications. Pets are considered on a case-by-case basis. Dogs must be under 50 lbs and cannot be on our insurance restricted breed list (including Pit Bulls, Rottweilers, German Shepherds, Dobermans, Chows, or Akita breeds/mixes). A refundable $300 pet deposit and $25/month pet rent apply per animal. Smoking: Strictly NO SMOKING anywhere inside the home. Home is located on a private dirt road that is owner (not county) maintained. To ensure the road remains passable to all, ATV/Dirt Bike/Go-Cart riding is prohibited. ATV/Dirt Bike/Go-Cart riding on property is also prohibited. Vehicles/Equipment: Personal use only for vehicles, boats, or hobbies. Storing non-operational "parts cars" or running a commercial business is strictly prohibited. Renter is responsible for electric, internet, streaming services, garbage take down. Landlord will provide lawn maintenance, monthly pest control service, monthly A/C filter maintenance and periodic scheduled overall inspections. No RV/Camper/Tiny House/Shed living on the property.
