Lease terms

WHAT IS INCLUDED: Landlord provides water, sewer, and lawn care. In-unit dishwasher, over-range microwave, electric stove. Private driveway with assigned parking. WHAT THE TENANT PROVIDES: Refrigerator, washer, and dryer (washer/dryer connections in unit). WHAT THE TENANT PAYS: Electricity. Trash service (Parker Waste Services or Republic Services). Internet / AT&T Fiber (if desired). PET POLICY: One pet maximum, dog or cat only, 40 pounds or less at maturity. $350 non-refundable pet fee plus $35/month pet rent. Some breed restrictions apply. Service animals and assistance animals are not pets and are evaluated separately under the Fair Housing Act. VEHICLES: Two assigned parking spaces (one covered, one uncovered). Maximum two vehicles per unit. No trailers, boats, RVs, dirt bikes, dual sport bikes, or ATVs. LEASE TERMS: 12 month fixed-term lease. Security deposit equal to one month's rent, due at lease signing. Renters insurance with $100,000 in liability coverage required before move-in. No smoking inside the unit. SCREENING: $40 application fee per adult, non-refundable. Each adult 18 or older must submit a separate application. Full credit and background check including eviction history and prior landlord references. Income, credit history, rental history, employment, and references are all reviewed holistically. Monthly household income should be at least 2.5 times the rent.
