Lease terms

Rental Terms & Conditions: The Property is offered unfurnished. All applicants age eighteen (18) and older must complete a rental application and pay the applicable application and screening fee. Approval is subject to satisfactory credit, criminal background, rental history, employment, and income verification, in accordance with applicable federal, state, and local laws. Tenant shall be responsible for the payment of all utilities serving the Property unless otherwise provided in the Lease Agreement. No alterations or improvements to the Property, including painting, shall be made without the Landlord's prior written consent. Smoking or vaping of any substance is prohibited inside the residence. No pets shall be permitted on the Property without the Landlord's prior written approval. Unauthorized pets constitute a violation of the Lease Agreement. The initial lease term shall be twelve (12) months (365 days). Assignment of the Lease or subleasing of the Property, in whole or in part, is prohibited without the Landlord's prior written consent. Occupancy is limited to individuals approved by the Landlord and listed as tenants or authorized occupants in the Lease Agreement.
