Lease terms

Minimum 12-month lease required. Owner pays monthly HOA fee and city water/trash service, currently about $224/month total. Tenant pays electricity, gas, internet, and personal services. No pets. No smoking or vaping anywhere on the property, including inside the home, garage, or premises. Security deposit is $2,250 total, including $1,950 refundable and a $300 non-refundable cleaning/admin fee, subject to lease terms and move-out condition. Rent is due on the 1st. A $100 late fee may apply if rent is not received by the 5th, subject to applicable law. All occupants 18+ must complete a Zillow rental application and tenant screening. Screening may include credit history, background check, eviction history, income/employment verification, rental history, references, ID, and ability to follow lease/HOA rules. Preferred household gross income is at least 3x monthly rent. Applications are reviewed in compliance with fair housing laws. Renters insurance with at least $100,000 personal liability coverage is required before move-in and must be maintained during the lease. Early termination requires Owner's written approval and is subject to lease terms. Tenant must keep the property clean, report maintenance issues promptly, prevent damage from negligence or misuse, and follow all HOA/community rules. Owner is responsible for major systems and legally required repairs, except for damage caused by Tenant, occupants, guests, negligence, or misuse.
