Lease terms

LEASE TERMS & PROPERTY RULES Lease Term: 12-month lease unless otherwise agreed to in writing. Rent: Rent is due on the 1st day of each month. Rent is considered late after the due date specified in the lease. Any applicable late fee must be paid according to the lease agreement. Security Deposit: Security deposit is due prior to move-in and will be held and returned in accordance with Alaska law. Occupancy: Only individuals listed on the lease may occupy the premises. Long-term guests require prior written approval. No Smoking: Smoking or vaping of any kind is prohibited inside the apartment, garage, hallways, balconies, patios, and common areas. Pets: Pets are permitted only with prior written approval. Additional deposits, pet rent, and breed or size restrictions may apply. Quiet Hours: 10:00 PM to 8:00 AM daily. Residents are expected to respect neighbors at all times. Cleanliness: Residents must maintain the apartment in a clean and sanitary condition and promptly report maintenance issues. Maintenance: Please report maintenance requests promptly. Damage caused by negligence or misuse is the responsibility of the tenant. Vehicles: Only licensed, operable, and registered vehicles are permitted on the property. No vehicle repairs, storage of disabled vehicles, or fluid leaks are allowed. Parking: Park only in assigned spaces. Unauthorized or improperly parked vehicles may be towed at the owner's expense. Alterations: No painting, wallpaper, satellite dishes, locks, or structural alterations without prior written permission. Grills & Fire Safety: No charcoal grills, open flames, or hazardous materials are permitted inside buildings or in prohibited areas. Trash: Garbage must be placed inside designated containers. No furniture, appliances, or bulk items may be left outside. Illegal Activity: Any illegal activity on the property is prohibited and may result in termination of the tenancy as allowed by law. Renter's Insurance: Renter's insurance is strongly recommended to protect your personal belongings and liability. Move-Out: The apartment must be returned clean, with all personal belongings removed, and in substantially the same condition as received, excluding normal wear and tear. Professional Carpet Cleaning: If carpets were professionally cleaned before move-in, they must be professionally cleaned upon move-out as permitted under Alaska law. Respect for the Community: Residents and guests are expected to conduct themselves respectfully and avoid disturbing neighbors or damaging the property.
