Lease terms

Owner pays for: HOA fees, biweekly lawn mowing from Apr through late Oct / early Nov, Quarterly pest control, annual spring re-mulching of flower beds. Lease Terms: Standard lease: 1 year Short-term leases: May be considered on a case-by-case basis with higher monthly rent No subleasing permitted No smoking allowed anywhere on the property Tenant Pays: All utilities (alternatively: all utilities including water & trash, and gas can remain in the owner's name. Tenant will be responsible for reimbursing the actual utility costs monthly, based on actual usage) Electricity: The property is equipped with solar panels that are generally expected to offset the electricity usage of a typical household. The electricity account will remain in the owner's name. Normal household electricity usage is included in the rent. If the tenant's electricity consumption results in utility charges exceeding the amount normally offset by the solar system, the tenant will reimburse the owner for the excess charges. Tenant Responsibilities (Maintenance): Lawn care: Regularly water the lawn, flower beds, and foundation (sprinkler system available) Cleanliness: Keep the home clean and tidy, both inside and outside Appliance care: Properly use and maintain all appliances provided with the home HOA compliance: Maintain the property in a manner that meets HOA standards (e.g., no clutter, visible maintenance issues, etc.)
