Lease terms

1. Lease Term Minimum lease term: 1 2 months Maximum lease term: 6 months This is a temporary residential lease agreement. 2. Rent & Deposit Monthly rent is due on the 1st of each month. Late payments may incur fees after applicable grace period. Security deposit required prior to move-in. First month's rent and deposit must be paid before occupancy. 3. Utilities Tenant is responsible for water usage. Electricity may be included up to a reasonable monthly cap; excess usage will be billed to tenant. Internet service is included (if applicable). 4. No Pets No pets are allowed on the premises at any time. This includes visiting pets. Unauthorized animals will result in lease violation and may result in immediate termination of tenancy and additional cleaning or damage fees. 5. No Smoking Smoking of any kind (including vaping) is strictly prohibited inside the property. Violation will result in a minimum $500 remediation fee. 6. Occupancy Only approved tenants listed on the lease may reside at the property. Subleasing or short-term rental (Airbnb/VRBO) is strictly prohibited. 7. Property Care Tenant agrees to: Maintain the property in clean condition Report maintenance issues promptly Be responsible for any damages beyond normal wear and tear 8. Quiet Enjoyment No parties or large gatherings allowed. Tenant must comply with all local noise ordinances. 9. Early Termination Early termination requires written notice and may be subject to agreed penalties unless otherwise stated in writing. 10. Liability Landlord is not responsible for accidents, injuries, or loss of tenant's personal property.
