Lease terms

Monthly rent is $2800. Security deposit equal to one month's rent. Tenants are responsible for utilities (electric, water, gas). No smoking. Lower unit only; upper unit is separate and not included. On-site parking is available; washer/dryer in unit. This listing is for the lower unit only; the upper unit is rented separately and not included. If you're interested in renting the entire house (both units together), I'm open to discussing it. The combined price is set as a package rate and isn't simply the two units added together, so reach out, and we can talk terms. Applicants are subject to screening (credit, income, and rental history). All individuals aged 18 or older who will live on the property must submit a separate rental application and complete screening, regardless of whether they contribute to rent. This includes spouses, partners, and adult family members or roommates. Occupancy & Application Requirements: Income: The household's combined verifiable gross income must be at least 3 times the monthly rent. All income must be documented through official sources, recent pay stubs, an employer offer letter, tax returns, or bank statements. Screenshots and self-reported figures won't be accepted. All lawful income sources count toward this total. Credit: A verified credit score of 700 or above, pulled through our screening service (not applicant-provided screenshots). Credit history: No open collections, charge-offs, repossessions, or accounts more than 30 days past due. No bankruptcy within the last 7 years. Background: No prior evictions or unpaid rental judgments. Lease term: 6 or 12-month lease, tenant responsible for all utilities. Identification: A valid government-issued photo ID matching the name on the application. If any of these requirements are not met, we reserve the right to reject the application without further explanation.
