Deposit plus non-refundable fees are equal to one month's rent Nonrefundable $40 Application fee Nonrefundable $200 Cleaning fee at move-in No pets No smoking Residents + guests shall follow all HOA rules Rental insurance required Premises may not be used as a primary place of business or for illegal activities Application begins with viewing the unit. Each adult occupant must submit a separate application by email + complete a screening, $40 fee paid to Intellirent per applicant. Applications will be considered complete when all of the following documentation has been submitted: Proof of identity for applicant(s), income, employment history, Intellirent screening, and rental history. Applicant(s) to demonstrate proof of combined income for adult co-applicants to meet or exceed 3x monthly rent for a period of 6 mos prior to beginning of lease, credit score of 670+, rental history and references for 12 months demonstrating meeting rental obligations + leaving prior properties in good condition. Individual assessment of any adult on a sex offender registry will determine if a reason exists to deny tenancy, requirements as established by Seattle laws. Applications will be assessed in order they are determined complete. Requests for additional time due to limited English or disability will hold the applicant's place in line at the time of request as sent via email to owner. Applicant status will be communicated by email.
