Lease Terms & Property Policies: 12-month lease term beginning July 1, 2026 Monthly rent: $2,500 Security deposit: $2,500 Tenant is responsible for setting up and paying utilities directly, including electricity (NV Energy), water/sewer (Indian Hills General Improvement District), and internet Trash service is included in rent Renter's insurance required with minimum $100,000 liability coverage No pets permitted, except as required by law for approved service or assistance animals No smoking or vaping permitted on the property Parking permitted in driveway and street parking in front of the home, subject to lease terms No RVs, trailers, commercial vehicles, or inoperable vehicles without prior written approval No subleasing or short-term rentals (including Airbnb/VRBO) Tenant Maintenance Responsibilities: Maintain reasonable yard upkeep including mowing, weed control, and leaf removal Replace HVAC filters every 90 days Maintain utilities and adequate heat during freezing weather Promptly report maintenance concerns or property damage Maintain the property in a clean and sanitary condition The home is intended for residential use only.
