Tenant is required to mow the front lawn and back lawn once each month during Summer, using a mower provided by the Landlord. Note that if the local municipality imposes any fines for failure to mow the lawn in front of the house, the fines will be the responsibility of the Tenant. Tenant must also rake up leaves from the front lawn and back lawn three times during the Fall, put the leaves in standard paper yard waste disposal bags, and place the paper bags containing the leaves on the front curb for collection by municipal services. The tenant must maintain telephone service for the property so that, in case of fire or emergency, the Tenant can contact the local fire department promptly. If any major problems with the roof, plumbing, electrical system, or HVAC system occur, Tenant must report them to the Landlord promptly.
