Lease terms

- Advertised rent is based on a 12-month lease; other lease terms considered conditionally - Applicants are subject to our established rental qualification standards, including a minimum credit score of 740 for each adult applicant, overall credit history, income and financial capacity, rental history and references, and background screening. Meeting the minimum credit score or any individual criterion does not by itself constitute approval. Qualification criteria are applied consistently to all applicants in accordance with applicable law. Co-signers and guarantors are not accepted. - Prospective tenants will be asked to answer brief pre-screening questions before scheduling a showing. - SHOWINGS STRICTLY BY APPOINTMENT ONLY - NO WALK-INS PLEASE. Virtual/video showings may be available. An in-person meeting is required before an application is accepted or approved, as a part of our identity and fraud-prevention process. - **WE DO NOT USE ZILLOW'S APPLICATION PROCESS.** No applications without showings. - A $50 application fee plus a $40 third-party credit/background screening fee applies per adult applicant.** A completed application, required supporting documentation, and authorization for applicable screening are required for each adult applicant. - Pets are considered on a case-by-case basis and, if approved, are subject to applicable requirements and pet-specific fees, deposits and monthly pet rent. - **Strictly no smoking anywhere on the property, including the deck, back or front yard** - At lease signing, required amounts include the first month's rent, a refundable security deposit equal to one month's base rent, and other applicable fees or charges as provided in the lease and permitted by Virginia law. Approved applicants are required to sign the lease and pay all funds due at lease signing within 24 hours after the lease is provided. - Landlord pays HOA assessments, which include trash pickup and lawn-care service. - Tenants are responsible for all applicable utilities, including electricity, gas, water and internet. - Tenants are required to comply with applicable HOA rules and are responsible, as provided in the lease, for charges or penalties resulting from violations attributable to the tenant, occupants, or guests. - Renter's insurance is required throughout the tenancy.
