Lease terms

Residents are responsible for electricity, natural gas, water, sewer and garbage. A one year lease is required, prospective tenants will need to complete an application at the cost of $53.95 per person 18 and older that would be living in the home. A comprehensive reusable tenant screening report will not be accepted for the purposes of evaluating an applicant(s) history. First month's rent, security deposit and a $225.00 administrative fee are due at the time of move in, deposit is equal to the rent*. The second month's rent will be prorated if you should take possession after the first of the month. GENERAL CRITERIA FOR ACCEPTANCE AS TENANT(S): 1. Rental History: Your current and or prior landlords will be contacted to review your payment history, balance owing, care of property and any contract violations. 2. Income: It is required that prospective tenants earn at least three times the amount of monthly rent. (For applicants through Section 8 and similar housing must earn two times the rent). This can be combined income between two adults and is income before any deductions. We will require a current pay statement and/or other written verification of income with your application. 3. Public Records: Court records for charges, convictions, warrants, judgments and evictions will be evaluated. 4. Credit History: We will review your credit balance, collections, and overall history of paying debt. If a co-signer is needed/wanted they will also need to complete an application, provide documentation of making a minimum of four times the amount of rent plus own a home in Snohomish County and pre-approved surrounding areas. There is no guarantee that we can rent to you until your application is processed and completed by the screening company.
