Lease terms

Application Requirements: Credit and Criminal background fee: $64 (Cash, cashier's check, Venmo, or money order) for each prospective resident 18 years or older. A reusable tenant screening report will not be accepted. Monthly Rent: $2100, Security Deposit: $2500, Holding Fee: $450. The holding fee must be received within 24 hrs of notification of acceptance and will be credited to the deposit at lease signing. Monies required to move in: Security, first month's rent, and last month's rent plus security deposit. Last month's rent may be paid in 4 monthly installments starting when the second month is due. Pet Policy: A maximum of 1 dog under 20 pounds and/or 1 cat is/are allowed and subject to a 50-dollar monthly rent fee each. Sewer fee is included. Tenant pays for all other utilities. Tenant is required to carry renters insurance with at least $300,000 liability insurance, adding the landlord as an interested party to the policy. Monthly rent is collected online. A $2.00 transaction fee is applied when a bank account is linked. Debit and credit cards are also accepted but at a higher transaction fee.
