Lease terms

Lease Terms: 12 month lease required. Month-to-month available after initial term. Rent: $1,550/month. Move-in special: 50% off first month's rent for qualified applicants. Limited time offer. Security Deposit: $1,550 due at lease signing. Utilities: Landlord pays water, sewer, and trash. Tenant responsible for electric and gas. All utilities must be transferred into tenant's name within 7 days of move-in. Late Fee: Rent is due on the 1st of each month. A late fee will be assessed if rent is not received by the 5th. Pet Policy: Pets considered on a case-by-case basis. Pet deposit and monthly pet rent apply. Service and emotional support animals accommodated per federal Fair Housing law. Smoking: No smoking inside the unit. Renters Insurance: Tenant required to obtain and maintain a renters insurance policy for the duration of the lease. Proof of coverage must be provided prior to move-in. Parking: On-site driveway parking available. Exterior Maintenance: Tenant responsible for lawn care, snow removal, and general upkeep of the yard. Maintenance Requests: All maintenance requests must be submitted in writing via email with the subject line "Maintenance Request." Vouchers: Section 8 (CMHA), EDEN, and LMHA vouchers accepted and encouraged. Application Requirements: Background and credit check required. No evictions within the last five years. Minimum credit score 550, negotiable with strong rental history. Verifiable income of 2.5x monthly rent for market-rate applicants. Voucher-assisted applicants evaluated based on 2.5x tenant portion only. Voucher subsidy is recognized as verified income.
