Lease terms

LEASE LENGTH & RENEWAL Minimum lease term: 6 months Month-to-month available after initial term at $7,500/month Renewal must be requested in writing 30 days before lease end Rent due on the 1st of each month; 5-day grace period; $150 late fee after day 5 FINANCIAL 6-month lease rate: $6,500/month (all utilities included) Security deposit: $4,250 (refundable) Cleaning fee: $350 (due at move-in) Pet deposit: $300 per pet (refundable, max 2 pets) PROPERTY RULES NO SMOKING anywhere on property including outdoors, patio, and garage. Violation results in full forfeiture of security deposit. Pets allowed with prior written approval. Max 2 pets. Tenant responsible for pet damage beyond normal wear. Maximum occupancy: 10 guests overnight. All occupants must be listed on lease. No subletting. Quiet hours: 10 PM 8 AM daily. No large gatherings without prior written landlord approval. UTILITIES & PROPERTY CARE All utilities included (electric, gas, water, trash, WiFi). Tenant responsible for excess usage over $400/month average. Landlord handles major repairs. Tenant handles minor maintenance and must report issues within 48 hours. Landlord maintains lawn and arranges snow removal. Tenant responsible for clearing walkways within 24 hours of snowfall. All furnishings and appliances must be kept in original condition. Inventory checklist provided at move-in and verified at move-out. MOVE-IN & MOVE-OUT Move-in requires first month's rent, security deposit, cleaning fee, and pet deposit paid in full before key handover. 30-day written move-out notice required. Deposit returned within 30 days of move-out less documented damages. Walk-through inspection at move-in and move-out with photographic documentation for both parties.
