Lease terms

MInimum lease term = one month. Maximum = six months. No lease can begin before April or extend into November unless specific arrangements are made for snow conditions. SMOKING AND FIRE. Smoking and vaping are not allowed, even outdoors. Our mountain community is often at fire risk and there can be no sparks! For the same reason, our community does not tolerate open fires of any kind, even in firepits. Any violation of this policy is grounds for immediate eviction. NOISE: Outdoor noise levels must be kept low. The cabin has phenomenal views because it is set on the edge of the hill. For the same reason, sound carries FAR. Tenants must not disturb any neighbors. Complaints from neighbors may be grounds for immediate eviction. PETS: Our mountain community cannot allow free-range pets. Dogs must be leashed. Renters insurance is not required, but our policy will not provide any liability coverage for tenants or protect any property belonging to tenants or their guests.

About the building

Spacious full-log cabin in a remarkably beautiful setting above Midway, UT. Fully furnished. There are beds for 13 adults in the main cabin and 6 more in the converted garage. The cabin has a covered front porch, a large deck around two sides of the main level, and a patio beneath the deck, accessible from the walkout lower level. Unlike most properties of this type, the cabin is surrounded by lawn. There are three balconies on the top floor and expansive, dramatic views on three sides. The cabin has four bedrooms/sleeping areas and 4.5 baths (three full baths, one 3/4, and one 1/2 bath). There is another sleeping area above the game room/garage. The main cabin has one king-sized bed, three queen beds, a sofa that pulls out into a queen bed, one set of twin bunkbeds, and a single twin bed. A toddler bed and a pack-and-play are also available. The loft above the converted garage (no AC, and no bathroom over there) has two twin-over-full bunkbeds. Three of the bathrooms feature antique cast iron tubs. One of those is set up with a shower, and there is also a 3/4 bath with a shower. The kitchen is simple but complete, with an electric range, microwave, dishwasher, and refrigerator. The cabin is fully furnished with dishes, kitchen tools, and linens. We can be flexible about lease terms and durations. If you are relocating to Utah, building a home nearby, taking a sabbatical, or coming to Utah to work, train, or write for a season, this cabin may be just what you need. Minimum one-month lease. Maximum occupancy = 20 people. This is an absolute maximum at any time. There can be no gatherings or parties that include more than 20 people or more than 4 vehicles. VEHICLES: Per the county fire marshall, no more than 4 vehicles are allowed on the premises at one time, ever. No motorhomes, camping trailers, or similar. The driveway and parking area cannot accommodate them. Also, it is important to note that the cabin is located on a dirt road, about a mile off the paved entrance road for the subdivision. A low-sitting car, such as a small Honda Civic, may not have adequate clearance for all parts of the road. With heavy rain (rare in Utah summers) the roads get muddy. Because snowfall is unpredictable and the cabin community does not plow the roads, the cabin cannot be rented between November 1 and April 1 without specific added terms regarding your vehicle and our liability. ANIMALS: A well-trained dog or a pair of well-trained dogs who are accustomed to travel will be welcome. Though we might consider two families sharing the cabin, unrelated pets, meaning those owned by multiple households, are not allowed. No more than two dogs, no puppies less than a year old, and no cats. Pet rent is $50 per pet per month; a pet deposit of $300 will cover up to two pets. Our community does not allow free-range pets. Dogs must be leashed. PESTS: Because the cabin is in the mountains, native critters must be expected. We get some boxelder bugs every year and we have at times had to control for mice and woodpeckers. Animal control efforts are made regularly based on need.
