Tenant must promptly report any maintenance issues, leaks, damage, or safety concerns. Tenant is responsible for damage caused by misuse, negligence, or failure to report issues timely. Appliances and Included Items: Refrigerator, washer, dryer, ceiling fans, window shades, water softener, RO water system, garage storage racks, and any included patio furniture are provided for tenant use and must be maintained in good condition. Parking: Tenant may use the attached garage and driveway/assigned parking as allowed by HOA rules. Tenant must follow all community parking guidelines. HOA Rules: Tenant must comply with all HOA rules, community guidelines, parking rules, trash rules, noise restrictions, and property-use restrictions. Move-In Condition: Property will be delivered clean and move-in ready. Tenant agrees to return the property in the same condition, normal wear and tear excepted.
