Lease terms

Lease Term: Minimum lease term of 12 months. A 24-month lease is preferred and may be considered for well-qualified applicants. Monthly Rent: Rent is due on the 1st day of each month. Security Deposit: Security deposit equal to one month's rent is required before move-in. Deposit is refundable subject to lease terms, property condition, and applicable deductions. Utilities: Tenant is responsible for all utilities, including electricity, gas, water, sewer, trash, internet, and any other services used during the lease term. HOA / Lawn Care: HOA fees are paid by the landlord. Yard care/lawn care is included if provided by the HOA or landlord. Smoking Policy: No smoking or vaping allowed inside the home, garage, or on the property. Pets: Pets may be considered on a case-by-case basis with landlord approval. Additional pet deposit, pet rent, and restrictions may apply. Unauthorized pets are not allowed. Maintenance: Tenant is responsible for keeping the property clean and in good condition. Tenant must promptly report any maintenance issues, leaks, damage, or safety concerns. Tenant is responsible for damage caused by misuse, negligence, or failure to report issues timely. Appliances and Included Items: Refrigerator, washer, dryer, ceiling fans, window shades, water softener, RO water system, garage storage racks, and any included patio furniture are provided for tenant use and must be maintained in good condition. Parking: Tenant may use the attached garage and driveway/assigned parking as allowed by HOA rules. Tenant must follow all community parking guidelines. HOA Rules: Tenant must comply with all HOA rules, community guidelines, parking rules, trash rules, noise restrictions, and property-use restrictions. Move-In Condition: Property will be delivered clean and move-in ready. Tenant agrees to return the property in the same condition, normal wear and tear excepted. Renter's Insurance: Tenant is required to maintain renter's insurance throughout the lease term and provide proof of coverage before move-in. Application Requirements: All adult occupants must complete an application and background/credit screening. Approval is subject to income, credit, rental history, employment verification, and landlord review.
