Lease Term: Minimum lease term of 12 months. A 24-month lease is preferred and may be considered for well-qualified applicants. Monthly Rent: Rent is due on the 1st day of each month. Appliances and Included Items: Refrigerator, washer, dryer, ceiling fans, window shades, water softener, RO water system, garage storage racks, and any included patio furniture are provided for tenant use and must be maintained in good condition. Parking: Tenant may use the attached garage and driveway/assigned parking as allowed by HOA rules. Tenant must follow all community parking guidelines. HOA Rules: Tenant must comply with all HOA rules, community guidelines, parking rules, trash rules, noise restrictions, and property-use restrictions. Move-In Condition: Property will be delivered clean and move-in ready. Tenant agrees to return the property in the same condition, normal wear and tear excepted. Renter's Insurance: Tenant is required to maintain renter's insurance throughout the lease term and provide proof of coverage before move-in. Application Requirements: All adult occupants must complete an application and background/credit screening. Approval is subject to income, credit, rental history, employment verification, and landlord review.
