Lease terms

Lease Terms Term. This Lease Agreement shall commence on and continue for a fixed term of one (1) year, ending at 11:59 p.m. unless earlier terminated in accordance with this Agreement or applicable law. Rent. Tenant shall pay monthly rent of $3100.00due on the first day of each month at the address or payment method designated by Landlord. Utilities. Tenant shall be responsible for payment of all utility bills and service charges associated with the Premises during the Lease Term, including but not limited to electricity, gas, water, sewer, trash, internet, cable, and any other recurring utility or service in Tenant's name or usage, unless specifically stated otherwise in writing. Lease terms should clearly assign utility responsibility to avoid disputes. Smoking. Smoking, vaping, and use of tobacco, marijuana, or any similar smoke-producing product is strictly prohibited inside the Premises and in any attached garage, common area, or other area designated by Landlord as smoke-free. Colorado landlords may prohibit smoking if the restriction is clearly stated in the lease. Pets. No pets are permitted without prior written approval from Landlord, except for assistance animals required by law. Tenant is responsible for all pet-related damage, including odor removal, carpet cleaning, stain removal, yard damage, scratching, chewing, and any other repairs beyond normal wear and tear. Clear pet damage responsibility is commonly included in Colorado leases. Damage and Repairs. Tenant shall keep the Premises clean and sanitary and shall be responsible for all damage caused by Tenant, occupants, guests, pets, or invitees, excluding ordinary wear and tear. Tenant shall promptly notify Landlord of any maintenance issue, defect, leak, safety hazard, or damage. Tenant may not make repairs, alterations, or improvements without Landlord's prior written consent. Maintenance. Tenant shall be responsible for routine housekeeping, replacing light bulbs, smoke detector batteries if applicable, and general upkeep of the Premises, while Landlord remains responsible for repairs required by law and for maintaining habitability. Colorado's habitability standards cannot be waived by lease language. Insurance. Tenant must maintain renters insurance throughout the Lease Term and provide proof of coverage before occupancy and upon renewal request. The policy should include at least $300,000 in personal liability coverage, and $500,000 is preferable. Use of Premises. The Premises shall be used solely as a private residence by the approved occupants listed in this Lease. Illegal activity, nuisance behavior, excessive noise, and subletting without written consent are prohibited. Access. Landlord may enter the Premises as permitted by law for repairs, inspections, emergencies, or showing the unit to prospective tenants, with reasonable notice except in emergencies. Occupancy limit. HOA compliance. Lawn care/snow removal responsibility. Late fees and returned payment fees. Lease renewal and holdover terms. Attorney fees and dispute venue. Tenant shall keep the Premises clean and sanitary and shall be responsible for damage caused by Tenant, occupants, guests, or pets, excluding ordinary wear and tear. Tenant shall not make alterations or repairs without Landlord's prior written consent. Tenant must maintain renters insurance with at least $300,000 in personal liability coverage and provide proof of coverage before move-in.
