Smoking cigarettes outside only, and away from house (do to shared central Air and Heat). Vaping nicotine okay inside, but no THC products allowed on property. Optional: Dedicated WiFi 6e router/AP and channels, with failover(1Gbps/300Mbps)/failback to 1Gbps Fiber pipe. (WiFi speeds always vary, based on device/latency/RF interference. Testing in-room yield AVG speeds of 864.5/251Mbps [download/upload, from 2 in-room tests: 868/254 and 961/248, in both far corners of room.] AVG ping latency is ~11-12ms. WiFi Internet access not included, but optional @ $40/month, and only provided after rent is paid, and current, for this separate fee. See Speedtest screen-scrapes for tested speed in room. One acre, with 0.6 acre easement to walk and decompress, and extra parking at owner and renter's mutually agree upon location. (Dedicated gardening area at owner and renter's digression, and mutual agreed to placement).
