1. PROPERTY The Landlord leases to Tenant the residential property located at 966 Ava Lynn Ln Lawrenceville, Georgia, consisting of a single-family home with five (5) bedrooms and three (3) bathrooms. The Premises are leased unfurnished, with Stove, refrigerator, dishwasher, and microwave included. 2. LEASE TERM Lease Term: 12 months This lease automatically renews after 12 months, unless terminated in writing. Tenant must provide written notice of intent to vacate at least 30 days prior to lease expiration. 3. RENT Monthly Rent: $3000 Due Date: 1st of each month Rent not received by the 5th is late. A $100 late fee will be assessed beginning on the 6th day of the month. Late fees are considered additional rent. Repeated late payments constitute default. 4. SECURITY DEPOSIT Security Deposit: $1,000 The deposit may be applied to: Unpaid rent or late fees Damage beyond normal wear and tear Cleaning or trash removal Repairs caused by Tenant or guests Any lease violations Deposit will be handled in compliance with Georgia law. 5. UTILITIES & MAINTENANCE Tenant shall: Pay all utilities (electricity, gas, water, trash, internet, etc.) Maintain lawn care and landscaping Keep the property clean and sanitary Promptly notify Landlord of needed repairs Failure to maintain utilities or lawn care allows Landlord to correct the issue and bill Tenant as additional rent. Landlord shall pay HOA dues 6. PROHIBITED ACTIVITIES The following are strictly prohibited: Pets Smoking inside the property Subleasing or assignment Short-term rentals (Airbnb, VRBO, etc.) Illegal activity Violation constitutes material breach. 7. PARKING Parking allowed only in: Two-car garage Driveway No street or lawn parking per HOA guidelines. 8. RENTERS INSURANCE Tenant must maintain renter's insurance with minimum $100,000 liability coverage and provide proof prior to move-in. Failure to maintain coverage is default. 9. ALTERATIONS No alterations, painting, fixtures, or modifications without written consent. 10. DEFAULT & EVICTION CLAUSE Tenant shall be in default if Tenant: Fails to pay rent when due Violates any lease term Provides false information on application Damages property Engages in illegal activity Upon default, Landlord may: A. Issue required statutory notice under Georgia law. B. Demand immediate payment of all sums due. C. Terminate the lease. D. File dispossessory (eviction) proceedings without further notice if legally permitted. Tenant agrees: All unpaid rent for the remainder of the lease term may become immediately due if allowed by law. Tenant is responsible for court costs, attorney fees, and collection expenses if Landlord prevails. Acceptance of partial rent does NOT waive Landlord's rights. Landlord's remedies are cumulative. 11. LANDLORD ENTRY Landlord may enter with reasonable notice for inspection, repairs, or showing. Immediate entry allowed in emergencies.
