Lease terms

This is a 12-month lease that will be reviewed each year 60-days prior to the anniversary date. Estimated move-in costs are listed below. Also, Renters Insurance will be required prior to move-in and sub-leasing is not permitted. Prequalification criteria regarding applicant income, rental history, credit score and various other requirements will be verified. After prequalification has been approved, a criminal background check will be conducted. If necessary, an individualized assessment will be performed which will include the nature and severity of the criminal offense and how recently it occurred. Any new lease application will be denied if the applicant or a household member is a current sex offender required to register under the Sex Offender Registration Act (or similar law in another jurisdiction); OR, the applicant or a household member is a current child sex offender under residency restriction. Owners may not rent their units to any person or persons who have; a) Ever been convicted of any violent criminal activity b) Has been adjudicated a registered sexual offender or been convicted of criminal sexual abuse or assault or c) Been convicted of a drug-related criminal activity within the last five (5) years. " Violent criminal activity" is defined as any felonious criminal activity that has as one of its elements the use, attempted use, or threatened use of physical force against the person or property of another. "Drug-related criminal activity" is defined as the illegal manufacture, sale, distribution, or use, or possession with intent to manufacture, sell, distribute, or use, of a controlled substance (as defined in Section 102 of the Controlled Substances Act [21 U.S.C. 802].
