RENTAL TERMS AGREEMENT Monthly Rent: $2,200 Security Deposit: $2,000 Total Due at Signing: $4,200 (This includes first month's rent of $2,200 plus security deposit of $2,000) Lease Terms 1. Rent Payment Rent in the amount of $2,200 is due on the agreed-upon date each month. Late fees may apply if rent is not received on time. 2. Security Deposit A refundable security deposit of $2,000 is required at signing. This deposit will be returned at the end of the lease term, less any damages beyond normal wear and tear. 3. No Pets Policy No pets are allowed on the premises at any time. 4. Trash Removal Tenant is responsible for proper trash disposal and must ensure all trash is placed out in accordance with local pickup guidelines. Tenant is required to establish and maintain service with a private trash removal company, as city trash service is not provided at this property. 5. Property Condition Tenant agrees to maintain the property in a clean and good condition and to promptly report any maintenance issues. Tenant is also responsible for maintaining the yard, including keeping it clean and ensuring the lawn is regularly mowed and properly maintained. 6. Occupancy Only approved tenants listed on the lease are allowed to occupy the property. 7. Termination / Move-Out Tenant must provide proper notice per lease agreement before vacating the property.
