Lease terms

1. Lease Structure This is a monthly furnished rental designed for corporate housing, insurance relocation, and mid-term stays. Lease terms typically range from 1 6 months, with flexible extensions available upon request. 2. Rent & Extensions Rent is $9,000/month, billed monthly. Extensions may be available depending on availability and seasonal demand. Stays shorter than 6 months may include a $500/month adjustment. 3. Security & Documentation All guests must provide valid identification prior to check-in. Corporate tenants are required to sign a lease agreement with management before occupancy. Property condition and furniture are fully documented prior to check-in. 4. Utilities Utilities are capped at $300/month. Any usage beyond the cap will be billed to the tenant or deducted from the security deposit. Alternative utility arrangements may be agreed upon in writing. 5. Security Deposit Security deposit terms vary by unit and lease length. Deposits are refundable after move-out, less deductions for damages, unpaid balances, or lease violations. House Rules & Policies No smoking of any kind ($500 violation fee) No parties or events ($500 violation fee) Quiet hours: 9 PM 7 AM strictly enforced No unregistered overnight guests No shoes inside the property No rearranging furniture or unplugging electronics Contactless check-in available (4 PM 2 AM window) Mail delivery only if pre-arranged Pet damage assessed case-by-case (+$250 minimum charge) Property must be returned in same condition as check-in documentation Legal & Compliance Lease agreements are governed by California law.
