Residential Lease Applicant Requirements Independence, MO General Eligibility - All applicants must be at least 18 years old. - Occupancy must comply with local housing and safety codes Income & Employment - Household income must be at least 3 times the monthly rent. - Applicants must have at least 12 consecutive months of employment with the same employer. - Verifiable pay stubs or employer verification required. Credit & Background Screening - A full credit check is required through Experian or Zillow. - No evictions within the past 7 years. - Credit history must demonstrate responsible financial behavior and the ability to meet monthly obligations. Security Deposit & Fees - A $1,000 security deposit is required in full at the time of lease signing. - First month's rent is due prior to move in. Utilities - Utilities are not included in the rent. - Tenants should budget approximately $225 per month for utilities (estimate only; actual costs may vary). Occupancy & Use - The property is for residential use only. - No more than 2 occupants may reside in the home. - All occupants must be listed on the lease.
