Lease terms

Water and sewer paid. Tenant pays garbage, gas heat, electric. No smoking inside apartments. False statements or false information may cause denial of application. 1st months rent plus deposit. All applicants must provide positive identification. Credit Score 630+. Verifiable 2.5 times the rent minimum combined income. 6+ months employment history or pre-payment of 6-months rent in advance plus deposit. If self employed provide prior year tax return with Schedule C. Credit report showing excessive collection accounts, including utilities, may result in denial of application. All prior utility accounts must be paid. Rent unpaid to prior landlord, evictions, or collections within past 5 years may result in denial of application. Delinquent student loans and medical accounts are excluded. Bankruptcy within last 2 years may cause denial of application. Prior rental history or home ownership immediately preceding application must be provided if available. First-time renters or no verifiable rental history may be required to pay additional deposit. Prior evictions, multiple late payments, returned checks, poor housekeeping, disturbing other tenants, unauthorized occupants, property damage, failure to notify landlord of needed repairs, or failure to adhere to rules and policies may result in denial of application. Applicants conduct to current or prior landlord may result in denial of application. Current landlord indicating would not re-let to applicants due to lease violations may be denied. Applicants over 18 will be screened for prior criminal history. Prior conviction do not result in automatic denial. Convictions involving sexual misconduct, drugs, fraud, or physical assault may result in denial of application based on the crime and date of crime. Occupancy is limited to the persons named on the lease and is limited based on the number of bedrooms with 2 persons per bedroom. Children under 24 months do not count in number of persons. Applicants may request reasonable accommodation due to disability. There is a deposit of $500 pet fee which will be used to clean, deodorize, and repair/replace damage caused by pet. Section 8 and subsidy programs accepted and welcomed. We do not accept Comprehensive Reusable Tenant Screening Reports as defined by and pursuant to RCW 59.18.030.
