Lease terms

The owner will pay the HOA fees. The tenant is responsible for all utility costs, including water, sewer, garbage, gas, and electricity. A security deposit and the first month's rent are required upon signing the lease agreement. Tenants are required to establish and maintain utility accounts with NV Energy and Truckee Meadows Water Authority in their name for the duration of the lease. The owner or property manager may conduct interior and exterior property inspections every 4 to 5 months with prior notice to the tenant. After the initial lease term expires, a ONE MONTH month-to-month tenancy may be available with a 10% increase in the monthly rent OR may be available for lease renew. Guest parking is limited to designated parking areas only plus the house driveway. A parking permit will be provided by owner must be displayed on the front windshield as required by HOA rules. No open houses will be held. The property is available for viewing by appointment only and must be scheduled in advance. One small dog may be accepted upon approval.
