Lease terms

-Lease Duration: 12 months -Monthly Rent: $2,000.00 (due on the 1st of each month w/5 day grace period) -Security Deposit: $2,000.00 (one month's rent) -Late Fee: $150.00 assessed on the 6th day after the due date -Utilities (Tenant Responsibility): Electricity, water, gas, wastewater/sewage, trash, cable, and internet are all paid by the tenant. -Pets: Domesticated animals under 50 pounds are permitted with prior written approval from the landlord. Animals weighing 50 pounds or more are prohibited. A mandatory $100.00 per month pet rent applies for any approved animal. -Smoking/Tobacco: No tobacco products or smoke-producing products of any kind are permitted inside the home. -Appliances Included: Washer, dryer, and kitchen appliances (stove/oven, refrigerator, dishwasher, microwave) are provided and maintained by the landlord. -Parking: Two assigned parking spots. -Military: SCRA-compliant lease with a military early termination clause. Military allotment accepted. -Fireplace: The fireplace is NOT available for use. -Holdover: Lease converts to month-to-month at the same rent with 30 days' notice to terminate from either party. -Other Policies: No subletting or assignment without written consent. No business use of the premises. Tenant responsible for HVAC filter changes every 40 days (filters provided by landlord). Joint move-in and move-out inspections conducted. Renters insurance is recommended.
