Lease Overview Lease type: Fixed-term residential lease Duration: 12 months (e.g., July 1, 2026 June 30, 2027) Renewal: Must give written notice 30 60 days before expiration to renew or vacate We can discuss this lease as it's customizable. Rent & Fees Monthly rent due on the 1st of each month Grace period: 3 5 days before late fee applies Late fee: typically $50 $100 or 5% of monthly rent Returned check fee: ~$35 Security deposit: 1 2 months' rent, held in escrow Occupancy Only named tenants on the lease may occupy the property Guests staying longer than 14 consecutive days require landlord approval No subletting without written landlord consent Pets Pets require prior written approval Pet deposit or non-refundable pet fee (typically $200 $500 per pet) Tenant liable for any pet-caused damage Maintenance & Repairs Tenant responsible for lawn care, pest control, and minor upkeep Landlord responsible for structural repairs, HVAC, plumbing, and appliances Tenant must report maintenance issues in writing within 24 48 hours of discovery No alterations (painting, drilling, fixtures) without written permission Prohibited Uses No illegal activity on premises No running a business from the property without approval No smoking indoors Quiet hours: 9:00 PM 9:00 AM Entry & Privacy Landlord must give 24 48 hours written notice before entry (except emergencies or contact issues) Tenant must allow access for repairs, inspections, showings, etc. Utilities Renter Pays for the electricity, gas, water/sewer, trash, internet.
