Lease terms
Lease Duration: Minimum lease term is 12 months. Longer lease terms may be considered. Lease start and end dates will be confirmed in the signed lease agreement. No Smoking Policy: Smoking, vaping, marijuana use, and the use of any tobacco or smoke-producing products are strictly prohibited inside the property, garage, basement, and any enclosed areas. Tenant and Tenant's guests are responsible for any smoke-related odor, residue, stains, or damage. Colorado property owners may designate rental units as non-smoking. Pet Policy: Pets are allowed only with prior written approval from Landlord. The maximum number of pets allowed on the property is three pets total. Tenant must provide pet information before move-in, including type, breed, size, age, and vaccination status if requested. Tenant is responsible for any pet-related damage, odor, waste removal, noise, or disturbance caused by pets. Pets must not create a nuisance or safety concern for neighbors or the property. Any pet deposit, pet rent, or pet fee must comply with applicable Colorado law. Assistance animals, service animals, and other legally protected animals are not considered pets and will be handled in accordance with applicable fair housing laws. Parking Policy: Tenant may park only in the garage, driveway, or other designated parking areas approved by Landlord. Parking on landscaping, lawns, sidewalks, or unauthorized areas is not allowed. Tenant shall not store inoperable, unregistered, leaking, oversized, or commercial vehicles on the property without Landlord's prior written approval. Tenant is responsible for any HOA, city, or community parking violations caused by Tenant or Tenant's guests. Tenant Maintenance Responsibilities: Tenant shall keep the property clean, sanitary, and in good condition. Tenant is responsible for routine day-to-day care, including but not limited to: Promptly reporting leaks, water intrusion, plumbing problems, electrical issues, appliance problems, pest concerns, or damage to Landlord. Replacing light bulbs, smoke detector batteries, air filters, and other minor consumable items as reasonably needed. Keeping the property free from trash, excessive clutter, pests, pet waste, and hazardous materials. Properly using plumbing, appliances, HVAC systems, irrigation systems, garage doors, windows, doors, locks, and other fixtures. Preventing frozen pipes by maintaining reasonable heat during cold weather. Not making repairs, alterations, painting, installing fixtures, changing locks, or modifying the property without Landlord's written approval. Landlord remains responsible for repairs required by law and habitability standards, including major systems and conditions that affect health and safety, unless the issue was caused by Tenant, Tenant's guests, pets, misuse, negligence, or failure to report the issue in a timely manner. Colorado law provides an implied warranty of habitability in residential leases. HOA / Community Rules: Tenant must comply with all applicable HOA, metro district, city, county, and community rules, including rules related to parking, trash, landscaping, noise, exterior items, pets, and property use. Any fines or penalties caused by Tenant, Tenant's guests, or Tenant's pets shall be Tenant's responsibility. Utilities and Services: Unless otherwise stated in the lease, Tenant is responsible for all utilities and services beginning on the lease start date, including electricity, gas, water, sewer, trash, internet, cable, and any other services used by Tenant. Tenant must keep required utilities active during the entire lease term. Noise and Neighbor Courtesy: Tenant shall not create excessive noise, nuisance, illegal activity, or disturbance. Tenant is responsible for the conduct of all household members, guests, invitees, and pets. Property Use: The property shall be used only as a private residential dwelling. Tenant shall not operate a business, sublease, rent rooms, list the property for short-term rental, or allow unauthorized occupants without Landlord's written approval. Move-Out Condition: At move-out, Tenant must return the property in clean condition, remove all personal belongings, return all keys, garage remotes, mailbox keys, and access devices, and repair or pay for damages beyond normal wear and tear. Landlord will handle the security deposit in accordance with applicable Colorado law.
