Colorado law provides an implied warranty of habitability in residential leases. HOA / Community Rules: Tenant must comply with all applicable HOA, metro district, city, county, and community rules, including rules related to parking, trash, landscaping, noise, exterior items, pets, and property use. Any fines or penalties caused by Tenant, Tenant's guests, or Tenant's pets shall be Tenant's responsibility. Utilities and Services: Unless otherwise stated in the lease, Tenant is responsible for all utilities and services beginning on the lease start date, including electricity, gas, water, sewer, trash, internet, cable, and any other services used by Tenant.
