Lease terms

This is a private residence only, with a maximum household composition of six persons (no more than four adults). The lease is for one year and renews on a month-to-month basis unless landlord or tenant provides the other party written notice of termination not less than 30 days before the Expiration Date. Tenant may not permit any guest to stay on the Premises longer than 15 days without Landlord's written permission. Tenant cannot sublet the property. Tenant may not install or permit a spa, hot tub, above-ground pool, trampoline, or any item which causes a suspension, cancellation, or increase of insurance coverage. No more than three vehicles may be parked at the property, including but not limited to automobiles, trucks, motorcycles, all-terrain vehicles, jet skis, and boats. Tenant will pay all connection fees, service fees, usage fees and all other costs and fees for all utilities to the Premises to the service providers. This includes, but is not limited to electricity, gas, water, wastewater, garbage, telephone, alarm monitoring systems, cable and internet connections. Tenant furnishes refrigerator, washer and dryer. Tenant is responsible for maintaining the yard which includes mowing and edging, trimming shrubs, removing fallen leaves, and watering the foundation, lawn, and shrubs. This house is available for move in July 1, 2026. The lease duration is one year. A $1949 security deposit is required. Rent is due on the 1st of the month. If landlord does not receive the rent by the 5th day of each month, the tenant will pay a late charge equal to $125. All rent and fees for this property will be collected electronically where renter will enable automatic drafts from bank account for reoccurring monthly rent. Tenant may not permit any part of the Premises to be used for (1) any activity which is a nuisance, offensive, noisy, or dangerous; (2) the repair of any vehicle; (3) any business of any type: (4) any activity which violates any zoning ordinance, owners' association rule, or restrictive covenant; (5) any illegal or unlawful activity; or (6) activity that obstructs, interferes with, or infringes on the rights of other persons near the Premises.
