Lease terms

LEASING TERMS & REQUIREMENTS 1. Rent: $4,700/month (Base rent; final monthly rent will include any applicable Pet Rent). 2. Security Deposit: 1 month's rent ($4,700) due upon lease signing. 3. Lease Duration: 12-month minimum (18-24 months preferred). 4. Income Requirement: Combined gross monthly income must be at least 3x the monthly rent (verified via paystubs/W-2/Tax returns). 5. Credit Requirement: Minimum 700+ credit score per adult applicant; no prior evictions or unpaid landlord debts. 6. Utilities & Fees: Landlord pays for Water, Trash, and HOA dues. Tenant pays for Electricity, Gas, and Internet. 7. Renter's Insurance: Mandatory ($100,000+ liability coverage required prior to move-in, naming Landlord as additional interested party). 8. Smoking Policy: Strictly NO smoking or vaping of any kind inside the premises or on balconies/patios. CONDO & HOA SPECIFIC RULES 1. HOA Compliance & Fines: Tenant must strictly comply with all HOA rules and regulations. Tenant is solely responsible for any fees, damages, or fines resulting from HOA violations caused by Tenant, household members, or guests. 2. Move-In/Move-Out Fees: Tenant is responsible for scheduling with the HOA and paying any move-in/move-out fees or elevator deposit fees required by the HOA. 3. Key, Fob & Remote Replacement: Tenant is responsible for all issued physical keys, mailbox keys, garage openers, and HOA electronic security fobs. Lost items will be replaced at Tenant's expense (deducted from Security Deposit at actual HOA/locksmith cost). MAINTENANCE & REPAIR RESPONSIBILITIES 1. Landlord's Responsibilities: Landlord maintains and repairs major structural components, HVAC systems, main plumbing, and major provided appliances (refrigerator, washer, dryer, dishwasher, stove) due to normal wear and tear. 2. Tenant's Daily Maintenance: Tenant is responsible for minor maintenance, including replacing AC/HVAC filters (every 2-3 months), light bulbs, and smoke detector batteries. Tenant must keep garbage disposals and plumbing fixtures clear of improper waste or foreign objects. 3. Prompt Leak Reporting & Water Damage: Tenant must report any water leaks, plumbing issues, or running toilets to Landlord within 24 hours. Tenant will be held liable for secondary water damage, mold, or neighboring unit damages caused by misuse, negligence, or failure to report leaks promptly. 4. No Unauthorized Alterations: Tenant shall not make alterations, paint walls, change locks, or drive heavy anchors into walls (e.g., TV wall mounts) without prior written consent. Premises must be returned in original condition. PET & CARPET POLICY 1. Pets Allowed: Small/Medium Dogs & Cats conditionally considered with landlord approval. 2. Pet Rent: Additional $50 - $100/month per pet (depending on pet type, size, and quantity). 3. Move-Out Carpet Requirement: Tenant must have all carpeted areas professionally steam-cleaned with an enzymatic pet odor/stain treatment upon move-out. Official receipt required at key surrender. 4. Protective Measures: Waterproof mats are strictly required under all pet food/water bowls and litter boxes. Litter boxes are strictly prohibited on carpeted areas.
