Lease Duration & Availability Term: Standard 12-month lease minimum. Important: The application will be completed through SingleKey screening software. The cost is $30, payable directly to SingleKey. Target Availability: 07/01/2026. Fees & Utility Costs HOA Fees: Paid by the owner. Tenants pay zero HOA dues but receive full access to all community amenities, including the neighborhood playground and outdoor pool. Utilities: Paid by the tenant. The tenant is responsible for establishing accounts and paying for all utilities, including electricity, natural gas, and water/sewer. Tenant Screening Requirements To ensure a smooth application process, prospective residents must meet the following baseline criteria: Background Check: Applications require standard credit, eviction, and criminal background screenings. A history of landlord collections or evictions will not be accepted. Pet Policy Status: Pet-friendly (subject to owner approval; typically limited to a maximum of 2 pets). Dog Breed & Behavior Restrictions: For safety and liability purposes, all dogs must be strictly non-aggressive. Aggressive behavior, a history of biting, or breeds classified as high-risk by standard property insurance policies will not be accepted.
