All prospective tenants must complete the official LVR (Las Vegas REALTORS ) Residential Lease Application. Application Fee: $75 per adult applicant (18+). Per NV law, fees are only non-refundable once screening is initiated. Admin Fee: Upon approval, a one-time $75 non-refundable Tenant Account Setup Fee is due at lease signing. Financial Requirements Credit Score: Minimum 660 per applicant (evaluated individually). Income: Total household income must be at least 3x the monthly rent. Verification: W2 employees must provide two recent concurrent pay stubs; self-employed must provide the last two months of bank statements. Move-In Deposits Security Deposit: Equal to one month's rent (OAC). Cleaning Deposit: $450. Key Deposit: $150. Rules & Property Policies Policies: Strictly No Pets and No Smoking on the premises. Maintenance: Tenants are responsible for minor repairs and maintenance up to $150 per occurrence. Parking: No overnight street parking. Full compliance with HOA regulations is mandatory (if applicable). Utilities Tenant Responsibility: Electricity, Water, and Gas. Landlord Provided: Sewer and Trash.
