Lease terms

1. **Lease Term The lease shall be for a fixed term of twelve (12) months beginning on the agreed-upon move-in date and ending twelve (12) months thereafter. 2. **Notice of Termination Tenant must provide written notice of intent to vacate at least sixty (60) days prior to the lease expiration date. Early termination requests are subject to landlord approval and may result in additional fees or continued rent obligations as permitted by law. 3. **Utilities Included Monthly rent includes all standard utilities, including electricity, water, sewer, trash service, gas (if applicable), and internet/Wi-Fi. 4. **Provided Household Supplies As a courtesy, the home will be stocked with reasonable quantities of common household supplies, including: * Toilet paper * Paper towels * Laundry detergent * Dryer sheets * Dish soap * Hand soap Landlord will make reasonable efforts to maintain these supplies; however, availability may vary based on tenant usage and supply costs. 5. **Shared Spaces Tenant shall have use of their private bedroom and access to designated shared areas, including the kitchen, living room, dining area, laundry room, patio, and bathroom(s), subject to reasonable house rules. 6. **Cleanliness and Respectful Use Tenant agrees to maintain their room and shared spaces in a clean and sanitary condition and to be respectful of other occupants at all times. 7. **Occupancy The rented room is for single occupancy only unless otherwise approved in writing by the landlord. 8. **NO SMOKING/VAPING IN THE HOME** 9. No pets allowed! 10. Rent is due on the first of the month.
