Lease terms

Lease Terms * Tenant is responsible for payment of all utilities associated with the property, including electricity, water, sewer, trash, gas (if applicable), internet, and any other utility services. * No smoking or vaping is permitted inside the home or any enclosed structures on the property. * Pets may be allowed only with the landlord's prior approval. Tenant is fully responsible for any damage caused by their animals, including damage to the home, flooring, fencing, landscaping, barns, outbuildings, gates, or any other portion of the property. All pet-related damage must be repaired at the tenant's expense. * Tenant agrees to maintain the home and grounds in a clean and sanitary condition throughout the lease term. * Lawn care, weed control, and routine exterior maintenance are the tenant's responsibility unless otherwise stated in writing. * Tenant must promptly notify the landlord of any maintenance issues or needed repairs. Tenant is responsible for repairs resulting from negligence, misuse, abuse, or damage caused by the tenant, household members, guests, or pets. * No alterations, painting, construction, or installation of fixtures may be made without prior written approval from the landlord. * Subletting or assigning the lease is prohibited without the landlord's written consent. * Tenant must comply with all applicable laws, HOA rules (if applicable), and local ordinances. * Occupancy is limited to the individuals listed on the lease agreement. * Rent is due on the date specified in the lease. Late fees will apply as outlined in the lease agreement. * A security deposit is required and may be used to cover unpaid rent, damages beyond normal wear and tear, excessive cleaning, or other costs permitted by law. * The property must be returned in substantially the same condition as received, excluding normal wear and tear. All personal belongings and trash must be removed before move-out. * Any violation of the lease terms may constitute grounds for termination of the lease in accordance with applicable state law.
