Lease terms

Rental Terms & Policies: Tenant is responsible for all utilities. A security deposit equal to one month's rent is required prior to move-in. The security deposit may not be applied toward the final month's rent and is refundable upon move-out, provided all lease terms have been met and the property is returned in clean, satisfactory condition, normal wear and tear excepted. An 18-month (or longer) lease is strongly preferred, although other lease terms may be considered for well-qualified applicants. No smoking or vaping is permitted anywhere inside the home. One small pet may be considered with a one-time, non-refundable pet fee. A video walkthrough documenting the condition of the property will be completed at both move-in and move-out for documentation purposes. Applicants must have no prior evictions or bankruptcies. Renters insurance with a minimum of $100,000 liability coverage is required before move-in and must be maintained throughout the lease term. Although the scheduling system may indicate that other applicants have booked those time slots, walk-ins are welcome during the entire open house period.
