Lease terms

Lease Term: 12-month lease Rent: Monthly rent amount due every 1st of the month, no later than the 5th, late fees will apply after the 5th of the month. Security Deposit: Amount collected at the time of agreement. Utilities: Tenant is responsible for setting up electricity. Water is billed to tenat through Southern Pines. The community is 100% electric; no gas service is required. Maintenance: Southern Pines will handle necessary maintenance and repairs not caused by tenant negligence. Tenants must promptly report maintenance issues. Lawn & Lot Maintenance: Tenant must mow the lawn weekly and keep the lot clean and free of trash. Failure to do so may result in maintenance charges. Home Condition: Tenant agrees to keep the home clean, sanitary, and in good condition. Periodic inspections may be conducted with proper notice. Occupancy: Only approved occupants listed on the lease may reside in the home. Parking: Vehicles must be parked only in designated areas. Unauthorized or overnight parking in restricted areas may result in towing at the owner's expense. Community Rules: No illegal activity, excessive noise, open fires, or fireworks. Residents must comply with all community rules and regulations. Pets: Only approved pets are permitted, subject to the community's pet policy. Lease Violations: Failure to comply with lease terms may result in fees, notices to cure, or termination of the lease as permitted by applicable law. Move-Out: Tenant must provide written notice before vacating and return the property in clean condition, normal wear and tear excepted.
