Lease terms

Lease Duration: 12-month lease preferred. Security Deposit: One month's rent due at lease signing. Utilities: Tenant is responsible for all utilities, including electricity, water/sewer, trash, internet, cable, and any other services used during the lease term. Renters Insurance: Renters insurance is required before move-in and must be maintained throughout the lease. Smoking Policy: No smoking or vaping is permitted inside the home, garage, or anywhere on the property. Parking: Attached one-car garage with additional driveway parking. Street parking is subject to HOA and local regulations. Pet Policy: Pets may be considered on a case-by-case basis with landlord approval. A non-refundable pet fee and/or monthly pet rent may apply. Breed and weight restrictions may apply. Maintenance Responsibilities: Tenant is responsible for replacing HVAC air filters, changing smoke detector batteries as needed, maintaining cleanliness, promptly reporting maintenance issues, and any damage caused by tenant negligence. Landlord is responsible for major repairs and normal wear and tear. Lawn Care: Exterior landscaping and lawn maintenance are maintained by the Tenant. Application Requirements: Applicants should have verifiable monthly gross income of at least 3 times the monthly rent, satisfactory credit, positive rental history, and no prior evictions. Background and credit checks are required for all applicants aged 18 and older.
