No Smoking Smoking is strictly prohibited inside the premises of the property, including but not limited to cigarettes, cigars, pipes, e-cigarettes, and vaping devices. Utilities The Tenant is responsible for the payment of all electricity and internet services used at the property during the lease term. Pets Up to two (2) cats or small dogs are allowed on the premises. Lease Term and Extensions The initial lease term is for one (1) year. Extensions beyond the initial term may be granted on a case-by-case basis, subject to mutual agreement between the Landlord and Tenant. Such extensions shall be in writing and added to this lease as an addendum. Military Clause Lease Termination If the Tenant is a Servicemember as defined in the Servicemembers Civil Relief Act (SCRA), and receives military orders that require relocation for a period of ninety (90) days or more, or deployment for a period of ninety (90) days or more, the Tenant may terminate this lease agreement by providing the Landlord with written notice and a copy of the military orders at least thirty (30) days prior to the intended termination date. The termination date shall not be earlier than thirty (30) days after the next rent payment is due following the date the Landlord receives the written notice and a copy of the military orders. Late Rent Payment Rent is due on the 1st day of each month. A late fee of one hundred dollars ($100) will be charged for each week that rent remains unpaid after the due date. The Tenant must contact the Landlord as soon as possible if they anticipate difficulty in making a timely rent payment. Maintenance and Repairs The Tenant must report any necessary repairs or damages to the Landlord within forty-eight (48) hours of discovery. The Tenant is responsible for the cost of repairing any damages caused by the Tenant's negligence or intentional actions, beyond normal wear and tear. Noise and Disturbances The Tenant agrees to be respectful of surrounding neighbors and to minimize noise levels between the hours of 9:00 PM and 8:00 AM daily. Cleanliness and Property Conditions The Tenant is responsible for maintaining the property in a clean and habitable condition throughout the lease term. This includes, but is not limited to: Regular cleaning of all living areas. Proper disposal of trash and recycling. Keeping the lanai tidy Normal wear and tear are excepted. End-of-Lease Cleaning Upon termination of the lease, the Tenant is responsible for a thorough cleaning of the property, including the interior, exterior, and common areas. This includes, but is not limited to: Cleaning all appliances (oven, refrigerator, microwave, etc.). Cleaning all bathrooms (toilets, showers, floors, etc.). Cleaning all floors and carpets. Removing all trash and personal belongings. If the Tenant fails to adequately clean the property upon termination of the lease, the Landlord may deduct cleaning costs from the security deposit or charge the Tenant an additional fee.
