**Rental Terms** This is a fully furnished rental available for mid-term and long-term stays, with a minimum lease term of **30 days** and a maximum lease term of **12 months**. The monthly rent includes all utilities, including water, gas, electricity, trash service, and high-speed internet. The Tenant agrees to occupy the property for the full lease term specified in this Agreement. If the Tenant terminates the lease before the agreed-upon end date without the Landlord's written approval or as otherwise permitted by law, the Tenant may forfeit all or part of the security deposit, subject to applicable state and local laws and any unpaid rent, damages, or other amounts owed under this Agreement. **Property Rules and Occupancy** The Tenant and all occupants and guests agree to respect the property and comply with all house rules throughout the lease term. No parties, large gatherings, or events are permitted on the premises at any time. The property is intended for residential use only, and excessive noise or activities that disturb neighbors are prohibited. The Tenant is responsible for ensuring that all occupants and guests comply with the terms of this Lease Agreement and the property's rules and policies. Failure to comply with these rules may constitute a breach of the lease and may result in penalties, termination of the lease, or other remedies permitted under this Agreement and applicable law.
