Lease terms

1. Lease Duration: 6 or 12-month lease preferred for stability 2. Rent Includes: High-speed Wi-Fi, Waste Management, Landscaping Maintenance, Pest Control Maintenance Shared access to kitchen, laundry, backyard, sunroom, living and dining areas Utilities included 3. Security Deposit: $1050 (refundable, pending move-out condition) 4. Notice to Vacate: 30 days' written notice required from either party 5. Guests: Occasional guests permitted with prior notice No overnight guests nights without permission 6. Pets: Case-by-case basis (e.g., no aggressive breeds, must be house-trained, owner takes full responsibility, hypoallergenic as I am allergic) $500 Non-refundable Pet deposit required if approved 7. Parking: Parking will never be an issue between the extended driveway and wrap-around street parking which comes with it being a corner house. House Rules 1. Respect Quiet Hours: 10 PM to 6 AM (especially since children live here part-time) unless previously approved. 2. Cleanliness: Everyone is expected to clean up after themselves and maintain shared areas (kitchen, bathrooms, living spaces) in good condition. If personal responsibility is not upheld consistently, a weekly cleaning rotation will be implemented to ensure fairness and maintain a clean, comfortable environment for all. 3. No Smoking or Drugs: No smoking/vaping of any kind inside the house No illegal substances on the property 4. Shared Spaces: Be mindful of noise, especially in common areas Designated areas will be established for personal food. Label your food in the fridge (with personal goal is to get another fridge soon) 5. Children's Safety and Privacy: Be respectful and mindful when children are present No unsupervised interaction with children unless discussed/approved 6. Communication: Open communication is encouraged bring up any issues respectfully and early Group chat will be established and shared calendar for scheduling household events 7. Home Access & Security: Lock doors and windows when leaving No sharing keys or entry codes without permission
