Lease terms

- Rent is due on the 1st of each month. A 5-day grace period applies. Late fee of $107 (5% of monthly rent per NC law) applies after the 5th charged once per late payment - All utilities are tenant's responsibility: electricity, gas, water, internet - No smoking of any kind inside the home, garage, or patio - Renters insurance required minimum $100,000 liability coverage; proof due before move-in - Pets considered with prior written approval. Non-refundable pet fee of $500 applies. Maximum 1 pet, no aggressive breeds. - Maximum occupancy as permitted by local ordinance. Only lease-listed occupants may reside at the property - Guests may not stay longer than 14 consecutive days or 30 days total per year without written approval - Quiet hours: 10:00 PM 8:00 AM weekdays / 11:00 PM 9:00 AM weekends - No subletting or lease assignment without written landlord consent - No alterations, painting, or modifications to the property without prior written approval - Tenant must comply with all HOA rules. Any HOA violations and resulting fines are tenant's responsibility - Landlord will provide 24 hours notice before entry for non-emergency purposes - 60 days written notice required from tenant prior to vacating - Early termination requires 60 days notice plus a fee equal to 2 months rent - Security deposit held in trust per NC Tenant Security Deposit Act (NCGS 42-50). Returned within 30 days of move-out with itemized deductions if any - Property must be returned in move-in condition.
