Lease terms

* Duration of the Lease: 1 year with option to renew * Utilities: Paid by the Tenant (Electricity, Water, Gas, Internet, Trash) * Mail Service: USPS does not provide mail delivery to this Property. Tenant is responsible for obtaining and maintaining a Post Office Box ( free of charge for the residents). Landlord is not responsible for Tenant's mail or packages. UPS and Amazon do deliver to this property. Policies: * No subleasing or short term rental (Airbnb, VRBO, etc., not allowed) * No commercial activity allowed, residential use only * Only Tenants on the lease are authorized to occupy the property * No Smoking of any kind inside the home or garage. * Noise: Tenants must comply with all applicable local noise ordinances. * Fireplace safety: Only seasoned firewood is permitted and fireplace may NOT be left unattended. * Deck and Fire Safety: Tenant agrees to comply with all applicable fire restrictions and shall not use fireworks, open flames, or other prohibited ignition sources on the Property. No fire pits or open flames allowed on the deck. Only propane BBQ grills permitted in designated safe areas. * Parking: Limited to the attached garage and on the driveway * Snow Removal: Tenant is responsible for snow and ice removal from walkways, steps, driveway, and any vehicles, unless otherwise agreed in writing. * Tenant shall maintain the yard, deck, and exterior areas in a clean and orderly condition. * Keys & Garage Openers: Tenant is responsible for all keys and garage remotes. Lost items may result in replacement charges. *Lock Changes: Tenant shall not change or re-key any locks without Landlord's prior written consent. * Alterations: No painting, fixtures, satellite dishes, EV chargers, or improvements without written approval. * Smoke and Carbon Monoxide Detectors: The Property is equipped with smoke and carbon monoxide detectors as required by California law. Tenant shall test the detectors periodically, promptly replace batteries (if applicable), and immediately notify Landlord in writing of any malfunction or missing detector. Tenant shall not remove, disconnect, tamper with, or disable any smoke or carbon monoxide detector. Tenants are required to notify landlord immediately if they malfunction. * Waterbeds/Aquariums: Waterbeds, hot tubs, and aquariums are prohibited. * Inspections: The landlord may enter with proper notice as permitted by California law. * Maintenance Reporting: Tenant shall promptly notify Landlord of any maintenance issues or water leaks. Failure to report damage may result in tenant liability for additional damages. * Lake Rights: Optional (membership required) *Criminal Activity * Prohibit illegal activity on the premises. * Move-Out Requirements: * Upon termination of the Lease, Tenant shall: 1. Vacate the Property by the expiration date of the Lease unless otherwise agreed in writing. 2. Return all keys, garage door openers, and any other access devices. 3. Remove all personal property and trash from the Property. 4. Leave the Property in a clean condition, ordinary wear and tear excepted. 5.Notify Landlord of any damage beyond ordinary wear and tear. Provide a forwarding address for the return of the security deposit and any future correspondence.
