Tenant is responsible for all utilities, including water, electricity, and gas. A security deposit of $1,725 is required prior to move-in and is refundable at the end of the lease, subject to lease terms and property condition. Monthly rent is $1,725 and due on the 1st of each month (Rent is due on the 1st of each month. A grace period of 5 days is provided. Rent will be considered late if not received by the end of the 5th day of the month, and late fees may apply starting on the 6th.) Minimum lease term of 12 months required. Applicants must meet the following qualifications: Minimum credit score of 620 Monthly household income of at least 3x rent No prior evictions Background and credit screening required The application fee is $70 per adult applicant (non-refundable). Pets are allowed (maximum of 3), with a $300 non-refundable pet fee per pet. All pets must complete a required pet screening prior to approval. The tenant is responsible for maintaining the property, including lawn care and general upkeep. Renter's insurance is required with a minimum of $100,000 liability coverage. Proof must be provided prior to move-in. Showings are by appointment only. Property may be occupied please do not disturb current tenant. Property will be available after April 28th. NguyenCorp LLC is handling all applications and communication. Final approval is done by the Owner (Jason).
