Residential Lease Agreement Terms 1. Property Description Location: 944 W Calle Tuberia , Casa Grande, AZ 85194 Premises: A semi-furnished residential property situated on a 0.17-acre lot. Included Furnishings: The property is provided semi-furnished. Included items: living room sofa, dining table, major kitchen appliances washer/dryer. The Tenant agrees to maintain these items in good condition, reasonable wear and tear excepted. 2. Lease Term & Extension Option Initial Term: This is a short-term lease agreement commencing on Thursday, May 28, 2026, and terminating on Saturday, August 15, 2026. Long-Term Extension: The Tenant holds the option to extend this agreement into a standard long-term lease (e.g., 12 months) upon the expiration of the initial term. The Tenant must provide written notice of their intent to extend no later than July 15, 2026. Continued tenancy will be subject to mutual agreement on any revised terms or rent adjustments. 3. Rent and Security Deposit Rent Amount: $1300 payable on the 28th of each month. Prorated Rent: Rent for the period of May 28, 2026, through May 31, 2026, shall be prorated. Security Deposit: A security deposit of $600 is due upon signing. 4. Pet Policy Pets Allowed: Pets are permitted on the premises. The Tenant is fully responsible for any damage caused by pets to the interior, exterior, or the surrounding lot. 5. Smoking Policy Strictly No Smoking: Smoking of any kind (including but not limited to cigarettes, cigars, e-cigarettes, and vaping) is strictly prohibited anywhere inside the premises. Violation of this policy may result in forfeiture of the security deposit and immediate termination of the lease. 6. Utilities and Maintenance Utilities: Tenant to pay utilities on usage basis details will be negotiable. Maintenance: The Tenant agrees to keep the premises clean and sanitary and to immediately notify the Landlord of any necessary repairs.
