Lease terms

Lease Terms & Property Policies One-year lease preferred. Security deposit: One month's rent. Rent is due on the 1st of each month. Late fees apply for rent received after the 5th day of the month, as outlined in the lease agreement. Tenant is responsible for electricity and internet/cable. Water, sewer, and trash service are included in the monthly rent. Maximum occupancy must comply with applicable laws, and all occupants must be listed on the lease. No subleasing, short-term rentals, or unauthorized occupants. Applicants must complete a rental application, authorize credit and background screening, verify income and employment, and provide landlord references. Gross household income of approximately three times the monthly rent is preferred. Renters insurance is required prior to move-in. Overnight guests are welcome for occasional visits. Extended stays may require prior written approval from the owner. A maximum of four (4) vehicles may be parked on the property. Three (3) designated parking spaces are allocated for the main home, and one (1) designated parking space is reserved for the ohana tenant. All vehicles must be operable, currently registered, and parked only in designated areas. No commercial vehicles, trailers, boats, or inoperable vehicles may be stored on the property. No smoking or vaping inside the home or on the property. Tenants are expected to respect neighbors by keeping noise at reasonable levels, especially during evening and early morning hours. Tenants are responsible for keeping the property clean, well maintained, and caring for outdoor areas.
