PART 1: KEY LEASE TERMS **Rental Term 12-month fixed-term lease minimum required. No month-to-month tenancies offered at move-in. Longer term rental negotiable. **Lease Renewal At end of the term, the lease converts to month-to-month under the same terms unless either party provides written non-renewal notice at least 20 days before the period ends. Landlord may require just cause to non-renew per RCW 59.18.650. **Early Termination Tenant remains liable for rent through end of lease term or until a qualified replacement tenant is found (whichever comes first). Exceptions apply for domestic violence, stalking, sexual assault (RCW 59.18.575), or qualifying military orders (RCW 59.18.200). **Late Fees A grace period of 5 days applies after the rent due date. Late fees are only charged after the grace period expires, per RCW 59.18.283. **Renter's Insurance REQUIRED as a condition of tenancy. Tenant must obtain and maintain a renter's insurance policy with a minimum personal liability coverage of $100,000 throughout the entire tenancy. Proof of a current, valid policy must be provided to Landlord within 14 days of lease commencement and upon each annual renewal. Allowing coverage to lapse is a material breach of the lease. **Notice to Vacate (Month-to-Month after initial term) - Tenancy under 6 months: 20 days written notice - Tenancy 6+ months: 60 days written notice ## PART 2: TENANT SCREENING CRITERIA *Required to be disclosed in writing before collecting any application fee RCW 59.18.257* MINIMUM REQUIREMENTS ALL ADULT APPLICANTS (18+) **Credit Score** Minimum score of 620 required. Where multiple qualified applicants exist, Landlord defers to the higher credit score. Applicants scoring between 580 619 may be considered at Landlord's discretion with an additional security deposit or qualified co-signer. Scores below 580 will result in denial. **Income** Gross monthly income must equal at least 2.5x the monthly rent. Applicants with income below 2.5x may be considered at Landlord's sole discretion with a qualified co-signer, additional documentation, or increased security deposit. All income must be verifiable and from a lawful source. Unlawful discrimination against any lawful source of income is prohibited under RCW 49.60.222. **Proof of Income Required Acceptable Documentation - Two (2) most recent consecutive pay stubs - Most recent federal tax return (Form 1040 with schedules) - Three (3) months of bank statements - Signed offer letter on employer letterhead (new employment) - Social Security, disability, or pension award letter - Court-ordered alimony or child support documentation - Two (2) years of tax returns + year-to-date profit/loss statement (self-employed) **Credit Report** All adult applicants must authorize a full consumer credit report. The report may include: credit score, payment history, delinquencies, collections, bankruptcies (within 7 years), and outstanding judgments or liens. **Background Check** A criminal background check is required for all adult applicants. Landlord applies an individualized assessment considering the nature, severity, and age of any offense, evidence of rehabilitation, and mitigating circumstances. Grounds for denial include: - Sex offender registry status - Convictions or pending charges involving violence, weapons, controlled substances, or property destruction within the past 7 years - Prior eviction judgments within the past 5 years - Outstanding unpaid judgments to prior landlords Rental History Up to three (3) years of verifiable landlord references are requested where available. Negative references, including non-payment, lease violations, or property damage, may result in denial. First-time renters or applicants without prior rental history will be considered at Landlord's sole discretion and may be subject to additional requirements such as a larger security deposit, a qualified co-signer, or additional proof of financial stability. ADVERSE ACTION NOTICE If your application is denied based in whole or in part on a consumer report, you will receive written adverse action notice identifying the reporting agency and your right to obtain a free copy of the report within 60 days, per the Fair Credit Reporting Act and RCW 59.18.257. ## PART 3: LANDLORD ENTRY NOTICE POLICY *For posting, pre-lease disclosure, or tenant communication* **Standard Entry (Inspections, Repairs, Maintenance, Contractor Visits)** Minimum **48 hours (2 days) written notice** required before entry for any non-emergency purpose, per RCW 59.18.150. Every written notice must include: - The exact date(s) of entry - The specific time or a time window (earliest and latest times) - The purpose of the entry - The name or role of the person entering (Landlord, property manager, contractor, etc.) - A phone number for Tenant to object or request rescheduling **Showings (Prospective Buyers or Tenants)** Minimum **24 hours written notice** required. **Emergency Entry** No notice required when there is an imminent threat to health, safety, or property (fire, flood, gas leak, structural emergency). Landlord will document and notify Tenant after any emergency entry. **Maintenance Requests** When Tenant submits a written repair/maintenance request, Tenant acknowledges that entry will be necessary to complete the repair. Landlord will still provide required written notice with date, time window, and name/role of person entering before any access occurs. Landlord, Landlord's property manager, and Landlord's authorized contractors and representatives all have the same lawful right of entry with proper notice. *This summary is derived from the full Washington State Residential Lease Agreement and reflects RCW 59.18, RCW 59.18.257, RCW 59.18.150, and HB 1217 (effective May 7, 2025).
